A builder heats up a set of continuous reinforcing steel with an oxy torch just to bend it out of the way for a downpipe. A different building surveyor tells Frank a laundry needs the same waterproofing as a bathroom, then another one says he's completely wrong. A plumber quietly redesigns a footing detail on site at 6:30 in the morning, and it turns into a shouting match loud enough that the concreter has to step in and calm everyone down. In this episode, Frank pulls back the curtain on what actually happens when the people building your home don't agree with each other, and why it's more common than most homeowners will ever realise. He breaks down who's actually responsible when something goes wrong, why "it's the way I've always done it" is never a good enough reason to deviate from an approved plan, and the surprising answer to who gets stuck footing the bill when a product fails through no fault of the builder. Frank also shares how the best builders react when they spot a problem before it becomes a disaster, why disagreements between professionals are usually a good sign rather than a bad one, and exactly what a homeowner should do if they ever find themselves caught in the middle. If you're planning a build or renovation, this episode will completely change how you think about the people you're trusting with the job. In Tasmania right now, a process that used to take two and a half weeks can stretch out to six or seven. Frank explains exactly why. You're not imagining it, and you're not being lied to. In this episode, Frank and Amelia pull back the curtain on what's really happening behind the scenes of your council approval, and why the timeframes you're quoted today look nothing like they did just a few years ago. Frank walks through exactly how many separate applications actually sit behind "getting approved" for a single new home, why one extra layer in the process has created a frustrating amount of double handling, and why builders and homeowners alike are learning to hate the phrase "please allow additional time." Amelia and Frank also share a real client story about what happens when someone tries to shift their own start date without understanding what's actually driving the timeline, and why doing your own permit applications to save money almost never ends the way people hope. If you're planning a build or extension and want to understand what's genuinely causing the hold-ups (and what you can actually do about it) this episode will change how you plan your entire project timeline. 🎧 Subscribe to the Building Design Prime Time Podcast so you never miss an episode. Most people hear the words "building surveyor" and picture someone showing up once or twice with a clipboard. But is that really the whole story? In this episode, Amelia and Frank to pull back the curtain on one of the most misunderstood roles in the entire building process. Why does a building surveyor never actually issue your permit, even though everyone assumes they do? What is a Certificate of Likely Compliance, and why does it matter so much for your build? And why does Tasmania have an extra layer in the approval process that Frank has some very strong opinions about? We also dig into the four categories of building work in Tasmania, because not every project needs the same level of oversight, and knowing which category yours falls into could change your whole approach. Then there's the question of interpretation. When two building surveyors can look at the same code and reach two different conclusions, what does that mean for you and your build? Frank also shares a few real stories from the field, including one dispute that shows exactly what happens when a building surveyor and a builder get a little too comfortable with each other. If you're planning a new build, renovation, or extension in Tasmania, this episode will change how you think about who's really checking your project, and why choosing the right surveyor matters more than you'd expect. Frank once had a client rack up 24 revisions on a single project. Twenty-four. And it still didn't end well. If you've ever found yourself endlessly tweaking your floor plan, second-guessing a window choice, or scrolling Pinterest at midnight wondering if you've really nailed the design, this episode is for you. Amelia and Frank dig into one of the trickiest parts of any build or renovation: knowing when refining crosses the line into analysis paralysis. Frank shares why constant changes are almost always a symptom of something bigger, and it's rarely about the design itself. They talk about the "wish list" trick Prime Design uses to separate non-negotiables from nice-to-haves, why TV renovation shows are setting homeowners up for disappointment, and the surprisingly common miscommunication that happens when a client says one word, like "Hamptons" and means something completely different to their designer. There's also a confession from Frank about designing his own home (twice) and falling into the exact trap he warns his clients about, plus he tells a cautionary tale about a $100,000 glazing blowout that started with one stubborn design decision. If you're mid-design and can't tell whether you're refining or spiralling, Frank lays out exactly where the line sits, and what it actually costs you when you don't respect it. 🎧 Listen to the full episode now on the Building Design Prime Time Podcast. There's one design decision that can quietly cost you tens of thousands of dollars later, and most homeowners never even know it's being made. It's not your kitchen. It's not your bathroom. It's something far less obvious, buried in the layout of your very first build. In this episode, Amelia and Frank tackle the question every homeowner is facing right now: building costs aren't coming down anytime soon, so what do you do when your dream home doesn't fit your budget? The answer isn't just "cut back." It's designing your smaller, more affordable home today so it's secretly ready to become the bigger home you actually want, years down the track. Frank reveals the handful of small, almost invisible choices that decide whether your future extension is simple and cheap, or an expensive, disruptive mess. One wrong call on your roof shape. One missed conversation about where a pipe runs. One overlooked detail about your hallway. Get it right, and your stage-two build could cost a fraction of what it should. Get it wrong, and you might be cutting open brand-new walls in a few years' time. They also unpack who really needs to be thinking about this now, from growing families to the surprising number of adult kids moving back home, and the one thing you need to tell your designer that most people never think to mention. If you're building on a budget but planning to grow into something bigger one day, you need to hear this before you finalise a single drawing. Be sure to subscribe so you don't miss an episode! Downsizing isn't just about buying a smaller house. In this episode, Frank and Amelia unpack what actually makes a downsized home work, and it's rarely what people expect. Most people planning their next move focus on bedrooms and floor plans. But Frank explains why one overlooked design detail determines whether you can comfortably stay in your home for the next twenty years, or whether you'll be forced to move again sooner than planned. We also get into the two very different types of downsizers Frank sees walk through his door, and why understanding which one you are changes everything about how you should design your next home. Then there's the growing trend Frank says he's designing more of than people realise: granny flats, generational homes, and even some surprising living arrangements that go well beyond family. We talk about how much space you're actually allowed to build, what most people get wrong about combining living arrangements, and why designing for round-the-clock care doesn't have to mean designing something that feels like a nursing home. Whether you're thinking about your own future, planning ahead for ageing parents, or just curious about smarter ways to use the space you've got, this episode reframes what downsizing can look like when it's done properly from the start. Hit play to find out why the families who plan early end up with far more flexibility later, and why Frank recommends starting this conversation well before you think you need to. How well do you actually know your building facts? In this episode we're flipping the format and putting ourselves on the spot with a run of true or false questions, pulled straight from the things people assume about building, buying land, and designing a home. No long explanations up front, just a call: true, or false. And some of the answers aren't as obvious as you'd think. We move through contracts and compliance, structure and site conditions, roofing choices, wet areas, solar, and energy efficiency, testing some of the most common assumptions homeowners walk in with. Does a fixed price contract really mean the price can't change? Does an easement only affect what's underground? Are all slabs designed the same way, regardless of soil? Is a skillion roof always the cheaper option? Some of these will feel like common sense once you hear the reasoning. Others might completely change how you think about your next build or reno. There's also one trick question thrown in to keep us honest, and a couple of answers that surprised even Frank. It's a fast-moving episode, but it's grounded in the same real project experience we always bring, just packaged as a quiz instead of a story. If you've ever nodded along to a "fact" about building without really knowing if it's true, this one's for you. Tune in, keep score as you go, and see how many you get right. If your house has ever felt like it's wearing a jumper full of holes, this episode is for you. Amelia and Frank dig into part two of their windows and glazing series, this time turning their attention to renovations rather than new builds. They walk through the eras of Australian windows, from the huge steel-framed and timber sashes of the early 1900s through to the thin single-glazed aluminium sliders that took over in the 70s and 80s, and explain why so many of these older windows are quietly leaking your heating budget straight out the glass. Frank shares real project stories, including a heritage timber replacement that went so smoothly you'd never know it had been touched, and a cautionary tale about a botched sill repair that looked like "a two-year-old did it." They cover when you can simply swap a window like-for-like without a permit, and when changing the size triggers a full structural and compliance process, plus a Tasmanian rule that catches a lot of renovators off guard where the rest of the house may need to be brought up to current code too. There's also a good look at material choices, uPVC versus timber versus aluminium, importing windows from overseas, and why that stamped WERS rating matters more than people think. As always, it comes back to research, the right tradespeople, and understanding your payback period before you commit. Most homeowners will spend weeks agonising over kitchen benchtops and splashbacks, but only about ten minutes thinking about their windows. That's a costly oversight, because windows are the single weakest thermal point in your entire home, and getting them wrong can mean sweltering summers, icy winters, and heating bills that blow out for decades. In this episode, Frank and Amelia unpack what actually separates a smart window decision from an expensive regret. He explains why "double glazed" doesn't mean what most people think, and how two windows carrying the exact same label can perform in completely different ways. You'll get the real difference between U-value and SHGC, and which of these numbers actually matters most in Tasmania's climate. Frank also reveals why European-style windows can cost four times more to install than standard Australian ones, and whether that premium is ever worth paying. Along the way, he runs through the trade-offs between aluminium, timber, UPVC and steel frames, and how orientation, eave design, and glass-to-floor ratios can turn your living area into free winter heating, or a summer fishbowl. He also shares the costly mistakes he sees again and again, from sizing windows without checking furniture placement to choosing purely on looks and ordering too late in the build. Whether you're planning a new build or just want to understand why your current windows feel like ice blocks in winter, this episode will change the way you think about glass. It's one of the most expensive decisions in your home, and most people make it in a panic. Your hot water system dies. The plumber asks what you want. You say "just replace the old one." And just like that, you've locked in years of unnecessarily high power bills without a second thought. In this episode of the Building Design, Prime Time Podcast, Frank Geskus and Amelia sit down to unpack one of the most overlooked decisions in a new build, renovation or extension. Hot water accounts for a significant chunk of your energy bill, and with the range of options available today, the difference between a well-chosen system and a default replacement could cost you thousands over its lifetime. Frank takes you through the real comparison: standard electric storage cylinders, heat pump systems, and the surprisingly clever option of connecting your existing cylinder to your solar panels using smart diverter controllers, something Frank only discovered while doing his own research. Spoiler: the simplest system might be smarter than you think. But it's not just about the unit. Frank and Amelia dig into the questions most people never ask, payback periods, warranty traps, service agent availability, pipe run lengths, insulation, placement on site, and whether that top-of-the-range heat pump will even function properly in a Tasmanian winter. If you're building new, renovating, or your hot water system is living on borrowed time, this episode will change how you think about what's sitting quietly in your laundry. The price looked amazing online. The photos looked even better. But before you hand over a cent for a kit home, there's a lot Frank and Amelia need to tell you first. In Part 2 of their kit homes series, Frank Geskus and host Amelia pull back the curtain on the traps, hidden costs, and hard-won lessons that most people only discover once it's too late. Frank shares real stories from the field — including some genuine doozies, that reveal just how wide the gap can be between what you think you're getting and what actually arrives on site. You'll hear why that advertised price rarely reflects a finished home, what questions you absolutely must ask any kit supplier before committing, and why assuming all kits are created equal could cost you dearly. Frank and Amelia also tackle the owner builder reality head-on, the financing hurdles, the compliance obligations that don't disappear, and the critical question of who's responsible when things go wrong. Plus, Frank shares a detailed checklist (available to download from the Prime Design website) so you actually know what to look for, because as Frank puts it, you don't know what you're checking if you don't know what you need. Whether a kit home is right for you comes down to going in with your eyes wide open. This episode will help you do exactly that. Thinking about building a kit home? Before you fall for that eye-catching starting price online, there's a lot more to understand than most people realise, and Frank and Amelia are here to cut through the noise. In this first of a two-part series on kit homes, building designer Frank Geskus joins host Amelia to break down what a kit home actually is (and what it absolutely isn't). From modular homes and flat-pack builds to timber frame, steel frame, log cabin kits, and the ever-popular shouse, they walk through the key types of kit construction available in Australia, explaining the real differences, the genuine advantages, and the compliance requirements that don't disappear just because you bought a kit. You'll learn why Australia's eight climate zones matter more than you think, why that advertised price rarely reflects a finished home, and why the Class 1 versus Class 10 distinction could be the most important thing you check before signing anything. Frank also unpacks the owner builder reality, the thermal bridging challenges specific to Tasmania's cooler climate, and why secondhand transportables and Facebook Marketplace "deals" are best left well alone. Whether you're seriously exploring a kit home build or just curious about your options, this episode will give you the grounded, practical knowledge to ask the right questions and avoid costly mistakes. Subscribe now so you don't miss Part 2 — coming in the next episode, where Frank and Amelia dive deep into the traps, hidden costs, misleading marketing, and the real question: should you actually be doing this? The Building Design, Prime Time Podcast, hosted by Amelia and Frank Geskus, explains why "just getting plans drawn up" is a significant misconception, construction documents involve far more than drawings, including site investigations, soil tests, surveys, bushfire assessments, and planning compliance. Frank and Amelia answer the questions nobody thinks to ask until it's too late. Why does cheap land so often turn out to be the most expensive land? What's lurking beneath your block that nobody's telling you about? Are you unknowingly breaking the law before construction even begins? And why do two builder quotes for the "same" house look nothing alike? These aren't hypotheticals, they're the conversations happening in Frank's office every single week. Whether you're buying your first block, planning a renovation, or just starting to dream about a new build, this episode will fundamentally change how you approach the entire process. Knowledge is protection. And in building, the right knowledge at the right time is worth more than any saving you'll find shopping around. Ever wondered why you can’t start building even after you’ve “got your permit”? This episode unpacks one of the most confusing parts of the building process—planning permits vs building permits, and why misunderstanding the difference can cost you serious time and money. Amelia and Frank break it down in a simple, no-jargon way, explaining how planning approval is all about what you’re allowed to build, from height limits and setbacks to overlays like bushfire, flood, and environmental constraints. They also dive into how these rules protect neighbours (think sunlight and privacy), but not always things like your view… which might surprise you. From there, they move into building permits, the stage where your project is put under the microscope. This is where structural integrity, safety, compliance with the National Construction Code (NCC), and detailed documentation all come into play. With input from engineers, surveyors, and consultants, this is the step that ensures your home is actually built to last. The episode also pulls back the curtain on how complex the system can be in Tasmania, including multiple layers of approvals, timeframes, and why trying to DIY your permits can backfire badly. Most importantly, they hammer home a critical tip: the block you choose can make or break your entire project. If you’re planning a build, buying land, or just want to avoid costly mistakes, this is an episode you don’t want to miss. Be sure to subscribe so you don't miss an episode. In this episode of the Building Design, Prime Time Podcast, Amelia and Frank dive into a topic that many homeowners rarely think about, the hidden contaminants that can exist in homes, particularly when renovating or extending older properties. If you're planning a renovation, extension, or even a simple demolition project, there could be hidden contaminants that impact your health, your timeline, and your budget. From asbestos and lead-based paint to mould, contaminated dust, and even soil contamination, older homes can contain a surprising range of materials that only become dangerous once they’re disturbed. Frank shares real stories from past renovation projects and personal experiences where unexpected discoveries brought work to a sudden stop. It’s a reminder that sometimes the biggest risks in a project are the things you can’t see. The episode also explores why contaminants aren’t just a problem in older homes. Even newer houses can suffer from mould and moisture issues, often caused by poor ventilation or hidden leaks. Amelia and Frank discuss where these problems commonly occur, like under carpets, inside wall cavities, and in roof spaces, and how quickly they can escalate if they’re not identified early. But this conversation isn’t just about the risks it’s about how to approach renovations smarter. Frank talks about when to test materials and when to call in specialists, and why doing a little investigation before you start demolition could save you thousands of dollars and a lot of stress. If you’re thinking about renovating, buying an older home, or simply want to understand what might be lurking in your house, this episode will change the way you look at renovation projects forever, and how it can keep you safer in your home. In this episode of the Building Design, Prime Time Podcast, Amelia and Frank tackle a surprisingly common mistake homeowners make spending money on features that don’t actually add value to their home. From luxury upgrades to bold design choices, it’s easy to assume that investing more money into your home will automatically increase its resale price. But is that really the case? Frank shares real examples of homes with unique features that divide buyer opinions, including unusual architectural styles, highly personalised interiors, and expensive additions like pools. While some homeowners love these features, others see them as costly maintenance or something they’d immediately want to change. The conversation also explores renovations that can unintentionally reduce a home’s appeal, like converting garages into living spaces, turning bedrooms into oversized ensuites, or installing trendy finishes that quickly date. They dive into the risks of overspending on luxury materials, complex smart-home technology that can become outdated, and the impact of poor DIY renovations or unapproved building work that could cause major headaches when it comes time to sell. But it’s not all doom and gloom. Amelia and Frank also discuss the types of renovations that tend to add genuine value, practical upgrades, flexible spaces, and improvements that suit the style of the home and the surrounding suburb. At the heart of the discussion is one important question: should you design for resale… or design for yourself? If you’re planning a renovation or building project and want to avoid costly mistakes, this episode offers plenty of insights that could save you money, and help you make smarter design decisions. Are homes today actually better than they were 25 years ago? or just more complicated? In this episode, Frank and Amelia unpack the real impact of modern building regulations and what they mean for homeowners, builders, and anyone planning to build or renovate. From bushfire compliance and thermal performance to condensation risks and accessibility standards, this is a raw, honest look at how the industry is evolving behind the scenes. You’ll hear why newer homes are warmer and potentially safer, but also why they’re more complex, more expensive, and far less forgiving when things go wrong. We dive into the hidden challenges many people don’t talk about, including mould risks in highly sealed homes, the growing mountain of compliance paperwork, and the education gap that still exists across the industry. The episode also tackles big-picture questions: Are regulations moving faster than real-world building practices? Is housing becoming unaffordable because of higher standards? And are we truly building healthier, longer-lasting homes? or just ticking boxes? Whether you’re planning a new build, working in the industry, or simply curious about how building standards are changing, this conversation will give you a clearer perspective on what’s really happening in modern housing. If you want to understand the trade-offs shaping today’s homes, and the questions you should be asking before you build, this is an episode you won’t want to miss.
