Your Business Bank Balance Is Lying To You A business can look incredibly successful from the outside — millions in revenue, a growing team, huge social media following, sold-out launches and all the visible signs of success — while quietly struggling to pay its bills. And right now, we're seeing more Australian businesses collapse with significant debts owing to the ATO. In 2024–25, 14,722 Australian companies entered external administration for the first time , while small-business collectable tax debt reached a staggering $35.9 billion . So how does a seemingly successful business end up owing hundreds of thousands — or even millions — in tax? In this episode of Fireplay, I'm unpacking the financial traps that can quietly undermine a business, because there is a very important lesson here: Money coming into your business is not necessarily money that belongs to you. We discuss: Why revenue is not profit — and why a huge turnover doesn't necessarily mean you have a financially successful business. How a profitable business can still run out of cash . Why allowing the ATO to effectively become your bank can create a dangerous cash-flow cycle. How rapid growth can actually put a business under MORE financial pressure. The hidden cost of constantly needing your business — and your lifestyle — to look successful . Why GST, tax, PAYG, super and other obligations need to be properly provisioned for. The importance of separating business money from your personal lifestyle. Why every business needs an appropriate cash buffer . The boring but essential numbers every business owner should understand. And why your business bank balance may be giving you a completely false sense of financial security. This isn't an episode about judging business owners whose businesses have failed. It's about learning from what we're seeing and making sure we don't repeat the same financial mistakes. Because a financially healthy business isn't necessarily the one with the biggest turnover, the biggest following or the fanciest office. It's a business that can pay its bills, pay its suppliers, pay its people, pay its tax, pay its owner, invest in its future — and still have something left over. Turnover might look impressive. But cash flow is survival. 🎧 Listen now to Your Business Bank Balance Is Lying To You on Fireplay. General information only. How Much Does It Really Cost to Own a Dog? Thinking about getting a dog? Before you fall in love with the puppy, it is worth falling in love with the numbers first. In this episode of Start Here , I answer a listener question about how much you should realistically budget before bringing a dog into your family. As the very proud owner of three Labradors — Pablo, Tulip and Peppi — I know firsthand that the cost of owning a dog goes well beyond the initial purchase or adoption fee, a bag of food and a cute new bed. According to MoneySmart, the average first year of owning a dog can cost around $4,000, with ongoing costs of up to $2,520 per year. But averages don't always capture the full financial reality of pet ownership — particularly when something unexpected happens. In this episode, I cover: The upfront costs to consider before bringing your dog home Food, vaccinations, registration, parasite prevention and routine vet care Pet insurance, excesses, exclusions and annual limits Puppy school, dog trainers and behavioural support Grooming, dog walking, daycare and holiday care The hidden cost of puppies damaging furniture, gardens and belongings Why unexpected illness or injury can quickly result in substantial vet bills Why the breed, size and temperament of your dog can have a big impact on your budget How to build a pet emergency fund The simple “pretend pet budget” I recommend trying before you commit I also share some of the practical ways I save money looking after Pablo, Tulip and Peppi — from washing and walking them myself, shopping around for their food and making toys, to coordinating routine vet visits and finding creative ways to manage pet sitting when we travel. Having a dog can bring an enormous amount of love, companionship and happiness into your life. But part of being a responsible pet owner is making sure you can afford to care for them not just when everything goes right, but when something goes wrong too. So before asking, “Can we afford to buy a dog?” , perhaps the better question is: “Can we afford to give this dog a healthy, safe and happy home for the rest of its life?” This episode will help you work that out before you bring your new best friend home. General information only. Costs will vary depending on your dog, breed, location, lifestyle and individual circumstances. Speak with your vet about your pet's specific healthcare and preventative treatment needs. See omnystudio.com/listener for privacy information.
The Mortgage Borrowing Trap That Could Leave You Stuck Property investors are constantly looking for ways to grow their portfolios, improve borrowing capacity and structure their investments more effectively. But what happens when a strategy designed to help you borrow more ends up leaving you with more debt than you can comfortably manage — and fewer lenders willing to refinance you? In this special episode of SugarMamma’s Fireplay , I sit down with mortgage broker Adam McCabe from Long Game Financial to unpack a lending strategy he has been increasingly concerned about. It involves purchasing and borrowing through separate trust structures — an approach that, depending on the structure and lender assessment, may affect how existing debts are treated when applying for further finance. On paper, this can potentially allow an investor to continue expanding their property portfolio. But Adam explains why this can become problematic when the structure starts driving the borrowing decision rather than the borrower’s genuine ability to comfortably service and manage the debt . And there is another important risk: lending policies can change. As lenders reassess these structures and their exposure to them, some may tighten their policies or stop offering particular types of finance altogether. That can potentially leave borrowers with a much smaller pool of lenders available when they eventually need to refinance, restructure or obtain their next loan. Should you wish to speak with Adam, you can contact him directly on 0423 685 133 or Adam.McCabe@bluelantern.com.au In this episode, Adam explains: How borrowing through individual trusts can work Why some investors have been encouraged to use this strategy How it may increase apparent borrowing capacity Why borrowing capacity and affordability are two very different things The danger of accumulating more debt than your household can realistically support Why lender policy changes matter How a shrinking pool of lenders can affect your ability to refinance The importance of considering your exit strategy before taking out the loan Why good mortgage advice should consider your long-term financial position — not simply how much money you can borrow today The key takeaway Just because a lending structure may allow you to borrow more doesn't necessarily mean you should. Debt needs to work within your broader financial life — your income, cash flow, buffers, goals and ability to withstand changing interest rates and circumstances. And when you're considering a more complicated lending or ownership structure, make sure you understand not only how you get into it, but how you eventually get out of it. Because the best loan isn't necessarily the one that allows you to borrow the most. It's the one that still works for you when life — and lending policies — change. Important: Trust structures can have significant lending, legal and taxation implications. This episode is general information only and isn't personal financial, credit, legal or tax advice. How to Get Closer to Financial Freedom: Your Next 1% So, you know your Freedom Score. You’ve worked out your Mindful Money Number. Now comes the most important question: How do you actually move the number? In Part Two of this Start Here series, Canna turns the idea of financial freedom into a practical roadmap you can start following from wherever you are today. And you don’t need thousands of dollars left over each month, the perfect investment or a complete financial overhaul to begin. Instead, Canna explains how small, ordinary financial decisions — paying off expensive debt, redirecting old repayments, building emergency savings, investing consistently, reviewing your super and reinvesting passive income — can gradually stack together and move you closer to financial freedom. She also explores the two sides of the Freedom Score equation : increasing the passive income your assets generate while becoming more intentional about how much income your lifestyle requires. Using her own $1,000 Project as an example, Canna explains how consistently building income-producing assets — and then reinvesting the income they generate — can eventually mean your existing wealth starts helping you build even more wealth. In this episode: How to establish your financial starting point What to do when you feel like you have nothing left over to invest Why starting small is still starting How creating financial breathing room can help you move forward Why paying off expensive consumer debt can be an important first step The simple trick of redirecting repayments once a debt is gone Why emergency savings help protect your investment strategy How to start building income-producing assets Why you don’t need to build the entire portfolio today — you just need to start How reinvesting passive income can help accelerate compounding Why starting earlier gives your money more time to work The important role super can play in building long-term wealth The two levers you can use to improve your Freedom Score Why controlling lifestyle creep matters How automating savings, investing and repayments can make progress easier Why every pay rise, paid-off debt or financial saving should be given its next job How to track your progress without becoming obsessed with reaching 100% Financial freedom is rarely created by one brilliant investment or clever financial hack. It’s built through hundreds of relatively ordinary financial decisions that begin stacking on top of each other. The debt gets smaller. Your cash flow gets stronger. Your investments get bigger. Your passive income grows. And eventually, your money starts helping you do some of the heavy lifting. So don’t look at someone else’s financial position. Don’t become overwhelmed by 100%. And don’t wait for the perfect time to begin. Start from where you are. Choose your next financial move. Then focus on your next 1%. See omnystudio.com/listener for privacy information.
Podcast Notes Where Real Financial Confidence Comes From Do you ever feel like you're constantly searching for certainty when it comes to your money? Whether it's predictions about the stock market, property prices, interest rates or even AI-generated financial advice, we're surrounded by people claiming they know exactly what comes next. But what if real financial confidence has nothing to do with predicting the future? In this episode of SugarMamma's Fireplay , I explore why we're naturally drawn to certainty, how fear can quietly influence our financial decisions, and why the most successful investors don't build wealth by trying to predict the future—they build it by following a well-thought-out financial strategy. Together we'll explore: Why our brains naturally crave certainty, especially during uncertain times. The psychology behind market predictions and financial "gurus." Why confidence and credibility aren't always the same thing. How social media and headlines influence the way we think about money. Where genuine financial confidence actually comes from. Practical ways to build financial resilience without trying to predict the future. Why your habits, systems and financial strategy matter far more than the next headline. This episode isn't really about investing. It's about building a healthier relationship with money, uncertainty and yourself. Because the goal isn't to know exactly what will happen next. It's to build a financial life that's strong enough to navigate whatever happens next. If this episode resonated with you, I'd love it if you shared it with someone who could use a little more financial confidence in their life. How Close Are You to Financial Freedom? Calculate Your Freedom Score What if you could actually put a number on your financial freedom — and see exactly how far you’ve already travelled towards it? In this episode of Start Here, Canna explores the Freedom Score : a simple way to measure how much of your current lifestyle could theoretically be funded by the passive income your investments are already generating. She also explains how the Freedom Score compares with the Mindful Money Number — the personal annual passive-income target Canna has used for years to define and track her own journey towards financial freedom. Using simple examples, Canna explains how to calculate both numbers, why your Mindful Money Number needs to consider factors such as income tax and inflation , and why your number should reflect the life you want to fund rather than somebody else’s definition of wealth. Canna also shares the progress of her own $1,000 Project, now worth approximately $380,000 and generating around $17,000 a year in passive income. With that income being reinvested, the portfolio itself is now helping to buy more investments — demonstrating why starting earlier and giving your money time to compound can make such a significant difference. In this episode: What financial freedom actually means How to calculate your Freedom Score What your Freedom Score can tell you about your progress The difference between a Freedom Score and a Mindful Money Number How to choose a passive-income target that is meaningful to you Why income tax needs to be factored into your Mindful Money Number Why inflation matters, particularly when financial freedom is a long-term goal How to measure your progress without becoming overwhelmed by the end goal Why starting earlier gives your investments more time to work How reinvesting passive income can help accelerate the compounding process How Canna’s $1,000 Project is now generating approximately $17,000 a year in passive income Why you should focus on your next 1% , rather than becoming fixated on reaching 100% This is Part One of a two-part Start Here series on financial freedom . In Part Two, Canna moves from measuring financial freedom to building it, with a practical roadmap to help you create more financial breathing room, reduce debt, build assets, reinvest income, use super strategically and steadily increase your passive income. Because saying “I want to be financially free” is an aspiration. Giving financial freedom a number turns it into a goal. Don’t focus on getting to 100%. Focus on your next 1%. 💡 If you want my help with your Budget or Money Mindset Want more support on your financial journey? My Mother-In-Law Will Gamble Away Their Retirement. What Can We Do? | How To Protect Ageing Parents From Financial Harm What do you do when someone you love is about to receive a life-changing inheritance... but you're genuinely worried it could disappear? In this episode of Start Here , I answer one of the most heartbreaking questions I've ever received. A listener shares her fears that her in-laws—both in their early seventies with no home, no superannuation and very little financial security—are about to inherit around $700,000 . Instead of feeling relieved, she's terrified. She believes her mother-in-law has a long history of gambling, her father-in-law has very little control over the family's finances, and this inheritance could be their last opportunity for a secure retirement. But this episode isn't just about gambling. It's about something much bigger. It's about protecting the people we love while respecting their independence. Because for your family, it might not be gambling. It could be compulsive spending, shopping addiction, alcohol or drug dependency, romance scams, investment scams, online fraud, cognitive decline or financial abuse. So how do you help without taking over? In this episode, I'll walk you through: How to recognise the warning signs of financial abuse and financial vulnerability. Why more money doesn't solve behavioural problems—it often magnifies them. The legal realities every family needs to understand before trying to step in. The importance of seeking legal advice, financial advice and professional addiction support. Practical ways to build financial guardrails around an inheritance. How to have difficult conversations with ageing parents in a compassionate and respectful way. Why healthy boundaries aren't selfish—they're essential. The steps you can take now to help protect your parents' financial future before a crisis occurs. This is one of the most emotional and important Start Here episodes I've ever recorded, and I hope it gives anyone facing a similar situation the confidence to start the conversation. Because sometimes the greatest act of love isn't giving someone money. It's helping protect it. Resources Mentioned If you're concerned about gambling, financial abuse or protecting an ageing parent, please seek professional advice as early as possible. • Speak with an experienced solicitor in your state or territory regarding Powers of Attorney and your legal options. • Consider seeking advice from a licensed financial adviser to build a sustainable retirement income plan. • If addiction is involved, encourage your loved one to seek professional support as early as possible. • If you're concerned about elder abuse or financial abuse, support is available through services in every Australian state and territory. Refinancing Your Mortgage: How to Save Money Without Starting Again If you have a mortgage, when was the last time you actually checked whether it was still working for you? In this episode of SugarMamma’s Fireplay , I sit down with mortgage broker Adam McCabe from Long Game Financial (previously Blue Lantern) to unpack refinancing — what it actually means, when it may be worth considering and how to make sure a lower interest rate genuinely helps you get ahead financially. Because refinancing isn't simply about finding a cheaper rate or lowering your monthly repayments. Done strategically, refinancing could help you reduce the amount of interest you pay, improve your cash flow and potentially shave valuable years off your mortgage. But done without looking at the bigger picture, you could simply reset your loan term and end up kicking your debt further down the road. Adam and I discuss: What refinancing actually involves and why people do it The potential "loyalty tax" of staying with the same lender How a lower interest rate can translate into real savings How refinancing could potentially help you pay off your mortgage sooner Why resetting your loan back to 30 years can be a costly trap The fees, features and fine print to consider before switching Why the cheapest interest rate isn't necessarily the best home loan How to make the most of the money you save Why refinancing should fit your broader financial goals How regularly reviewing your mortgage can help keep your home loan competitive The goal isn't to refinance for the sake of refinancing. It's to make sure one of the biggest financial commitments in your life continues to work for you — and ideally helps you move closer towards eventually becoming mortgage-free. 🎧 Listen now to learn how to refinance the right way — and make every dollar and every year count. If you keep creating a budget only to blow it, dip into your savings or run out of money before payday, this episode is for you. Because sticking to a budget isn't necessarily about having more discipline. Often, you simply need a better system. In this Start Here episode, Canna answers one of the most common budgeting frustrations: "I genuinely want to be better with money, but no matter how hard I try, I just can't seem to stick to my budget." Canna explains why so many budgets fail, the expenses we commonly forget to include, why looking at one month of spending can give you a completely inaccurate picture of your finances, and why your budget needs to evolve as your life and cost of living change. You'll also learn the simple SugarMamma cashflow system Canna uses and teaches, in her new book that she co-wrote with Michael Thompson from Fear and Greed. You can grab your copy here: Included in this episode is: https://link.amazon/B0hPdGjCm . • Why a budget should make your life easier, not harder • The common expenses that quietly blow our budgets • Why you need to look at an entire year of spending • The danger of being too optimistic with your numbers • Why money sitting in your bank account isn't necessarily "spare" • The difference between a budget and a cashflow system • How to use an Everyday Account for regular expenses • How to build a Financial Float for quarterly, biannual and annual expenses • How to automate your cashflow every payday • How better cashflow can help you stop dipping into savings, avoid unnecessary debt and eventually create genuine surplus cash to invest The goal isn't to become incredibly disciplined with money. What happens when you reach 65 and your finances don't look anything like the retirement plan you thought you'd have? Today's Start Here question comes from a 65-year-old woman who is single, still working FIFO and still has a mortgage. After attempting retirement at 60, she discovered that the lifestyle she'd imagined left her feeling isolated — and she spent a significant amount of her superannuation in the process. She returned to work, bought a home and started rebuilding. Now she's worried about what would happen if her income disappeared before she's financially ready to retire. In this episode, we look at how to create financial security when you're starting — or perhaps restarting — later in life , without feeling as though you need to spend the rest of your working years frantically catching up. We cover how to: Work out what “enough” actually looks like for your retirement Balance paying down a mortgage with building accessible emergency savings Create a financial runway so losing your job doesn't immediately become a housing crisis Think about alternative or part-time work before you actually need it Consider whether downsizing could improve both your finances and your quality of life Assess lifestyle and retirement villages beyond simply looking at the purchase price Understand why community, connection and purpose belong in a retirement plan too Avoid assuming you're automatically eligible for the downsizer contribution Start thinking about superannuation and Centrelink before you retire Know when specialist financial and legal advice can help you make a major decision with greater confidence Most importantly, we challenge the idea that retirement success simply means reaching a certain age with a paid-off home and a huge super balance. Sometimes retirement doesn't go according to plan. Sometimes the life you thought you wanted turns out not to suit you. And sometimes you find yourself starting again much later than expected. That doesn't mean the only answer is deprivation or desperately trying to make up for lost time. Perhaps financial freedom at this stage of life isn't necessarily about stopping work . It's about reaching the point where you no longer have to work . Because the goal isn't simply to retire. It's to build enough security, income, connection and choice to create a next chapter that actually works for you. This episode contains general information and education only and does not take into account your personal objectives, financial situation or needs. Consider seeking appropriate licensed financial and legal advice before making decisions regarding your mortgage, superannuation, Centrelink entitlements or retirement/lifestyle village arrangements. 💡 If you want my help with your Budget or Money Mindset Want more support on your financial journey? How To Build Your First ETF Portfolio (Step by Step) You’ve saved the money. You’ve opened the share trading account. Now comes the big question… which ETF do you actually buy? With hundreds of ETFs to choose from, getting started can quickly become overwhelming. Australian shares, international shares, high-growth funds, dividend ETFs, sector ETFs, bonds—the choices are endless. In this episode of SugarMamma’s Fireplay, I strip away the noise and walk you through a practical, step-by-step process for building your first ETF portfolio. We cover: How to set a clear investment and passive income goal Why your timeframe and risk profile should come before choosing an ETF What an ETF actually is and how diversification works The difference between Australian, international, diversified, sector and defensive ETFs How to give each ETF in your portfolio a clear purpose Why more ETFs doesn’t necessarily mean better diversification How to identify and avoid unnecessary overlap How to work backwards from your passive income goal Why an $80,000 annual passive income target could mean aiming for approximately $1.6 million invested at a hypothetical 5% yield How to actually purchase your first ETF The important administration to complete afterwards—including your TFN, bank details, share registry and record keeping Dividend Reinvestment Plans (DRPs) and how reinvesting distributions can help compound your portfolio over time The goal isn’t to build the perfect portfolio overnight. It’s to build a simple, diversified portfolio you understand, keep contributing to it and give yourself enough time for growth, income and compounding to do their work. And this is only Part One. Next week: I’m sharing the biggest ETF investing mistakes I see—from doubling up on the same investments and chasing past performance to unnecessary fees, overcomplicating your portfolio and constantly changing strategy. If you’re serious about using ETFs to build long-term wealth and passive income, make sure you listen to both episodes. 💡 If you want my help with your Budget or Money Mindset Want more support on your financial journey? With so many skincare products, ingredients and promises competing for our attention, how do we know what is actually worth investing in? In this special episode of SugarMamma’s Fireplay , proudly partnered with La Roche-Posay , Canna sits down with leading dermatologist Dr Shreya Andric to cut through the noise and unpack the science of skin longevity, ageing and the appearance of pigmentation. Together they explore why dark spots, sunspots and uneven skin tone can become more noticeable as we age; the different types of hyperpigmentation; why they can be so stubborn to address; and the active ingredients backed by dermatological science. Dr Andric also explains the science behind Melasyl™ , how it works alongside ingredients including Niacinamide and Proxylane, and the innovation behind La Roche-Posay’s NEW MELA DOUBLE DOSE , which contains double the concentration of Mela B3 Serum . Most importantly, this conversation is about helping you feel informed and empowered when choosing where to spend your money on skincare — understanding what matters, what the science says, and how consistency and prevention play a role in supporting healthy-looking skin over time. Ask your pharmacist about the NEW MELA DOUBLE DOSE from La Roche-Posay or head to laroche-posay.com.au to learn more. This episode is a paid partnership with La Roche-Posay. Feeling overwhelmed by money? You're not alone. If you've ever thought: "I know I should be doing something... I just don't know where to start." This episode is for you. Today I'm joined by my co-host, Michael Thompson , to talk honestly about what it was really like before he took control of his finances. We unpack the fear, confusion and overwhelm that kept him stuck, the moment he realised procrastination was costing him more than taking action ever would, and the simple steps that helped him finally begin building financial confidence. Because the truth is, financial freedom doesn't begin with having lots of money. It begins with making one decision: To start. In this episode we discuss: Why so many intelligent people still procrastinate with money How fear and overwhelm keep us financially stuck Michael's personal turning point The biggest mistakes beginners make Why you don't need to know everything before getting started How small, consistent actions create extraordinary results over time The mindset shifts that changed everything How our new book can guide you step-by-step through your own financial journey If you've been waiting for the "perfect time" to organise your money, invest or start building wealth, consider this your sign. Our new book, Twelve Months To Financial Freedom , was written to remove the confusion, simplify the process and help you build financial confidence one month at a time. Whether you're starting from scratch or simply want a clear roadmap, we hope this book becomes the guide we both wish we'd had when we first started. 5 Things We Won’t Be Doing After the Federal Budget Whenever a Federal Budget is handed down, the headlines start flying. New taxes. Superannuation changes. Property rules. Cost-of-living measures. Winners. Losers. And while it is important to understand changes that may affect your finances, I don't believe we should allow every new announcement to completely derail a well-thought-out financial plan. In this episode of SugarMamma's Fireplay , I'm flipping the conversation around and sharing five things Tom and I will NOT be doing in response to the Federal Budget — and why. In this episode, I share: 1. We won't stop working towards our goals We're not throwing our hands in the air and saying, "What's the point?" We'll continue working, growing our businesses, investing in our financial wellbeing and building towards the life we want. Governments and policies will change throughout our lifetime. Our responsibility for our own financial future remains. 2. We won't sit on excessive amounts of cash Having an emergency fund and accessible cash reserves is incredibly important. But beyond the cash we genuinely need, we don't plan on allowing fear to push us into unnecessarily sitting on the sidelines. We'll continue putting our money to work thoughtfully and in line with our long-term goals. 3. We won't overcapitalise on our home Your home can be an incredible asset — financially and emotionally. But that doesn't mean every spare dollar needs to disappear into renovations, upgrades and improvements. We still want to be disciplined about how much money we put into our home and make sure we're not sacrificing other important financial goals in the process. 4. We won't take on more debt than we can comfortably afford Debt can be useful when it is carefully considered and strategically managed. But taking on excessive debt — particularly expensive or non-deductible debt — can dramatically reduce your financial flexibility. We want our financial position to give us choices, not leave us trapped by repayments. 5. We won't panic about superannuation Superannuation rules will continue to evolve over the decades. That doesn't mean we're abandoning super or making dramatic decisions based on fear about what a future government may or may not do. Super remains an important part of our long-term retirement strategy, and we'll continue making decisions based on our own circumstances, professional advice and the rules that apply at the time. The bigger message This episode isn't about ignoring the Federal Budget. It's about responding rather than reacting . Understand the changes. Work out which ones genuinely affect you. Get professional advice where you need it. Adjust your strategy if necessary. But don't allow frightening headlines, political noise or speculation about what might happen next to push you into making financial decisions that don't serve your long-term goals. Because ultimately, governments will change. Rules will change. Markets will change. But the fundamentals of building financial wellbeing remain remarkably consistent: Spend thoughtfully. Protect your cash flow. Be careful with debt. Invest for the long term. Diversify. And keep working towards the financial life that matters to you. 🎧 Listen to the full episode of SugarMamma's Fireplay wherever you get your podcasts. 💡 If you want my help with your Budget or Money Mindset Want more support on your financial journey? My House Is Worth Less Than I Paid. What Should I Do? Buying your first home is one of the biggest financial decisions you'll ever make. So, when headlines start warning about falling house prices , negative equity , and first-home buyers being "trapped", it's completely understandable to feel anxious. But does negative equity automatically mean financial disaster? In this episode of Start Here , Canna explains exactly what negative equity is, why it's suddenly making headlines, who is most at risk, and—most importantly—the practical steps you can take to protect yourself and your financial future. Whether you've recently purchased your first home, bought with a 5% deposit, or you're a parent worried about your adult child, this episode will help you separate fear from fact and focus on what you can actually control. In this episode we cover: What negative equity actually means (and why it isn't always a financial emergency) Why first-home buyers with small deposits are more exposed to falling property prices Why property markets naturally move in cycles When negative equity becomes a genuine problem—and when it doesn't Why selling too early can lock in financial losses How making extra mortgage repayments can rebuild equity faster Practical ways to improve your cash flow and pay down your home loan sooner When renovating can help increase your property's value—and how to avoid overcapitalising Why obtaining an independent property valuation may surprise you When to speak with your lender or mortgage broker if you're feeling financial pressure Could renting out your home instead of selling be a smarter long-term strategy? The biggest mistakes homeowners make when property prices fall Why staying calm during market downturns is often one of the best financial decisions you can make Key Takeaway Negative equity doesn't automatically mean you've made a bad financial decision. If you can comfortably afford your mortgage repayments and aren't forced to sell, time, consistent mortgage repayments and sensible financial decisions can help rebuild your equity. While you can't control the property market, you can absolutely control your cash flow, your mortgage strategy and the financial habits that strengthen your long-term wealth. Could Missing This Property Valuation Cost You Thousands in Tax? There’s a major capital gains tax (CGT) change coming for Australian property investors—and surprisingly, very few people are talking about it. If you own an investment property, 30 June 2027 could become one of the most important dates in your financial calendar. In this episode, I explain why obtaining a professional property valuation before the new CGT rules begin could potentially save some investors tens of thousands of dollars when they eventually sell. You'll learn: Why Australia's capital gains tax rules are changing from 1 July 2027 Why 30 June 2027 could be a critical date for investment property owners The difference between relying on a professional valuation versus the government's default CGT calculation Why some investors could pay significantly more tax without a valuation A simple example showing how the two approaches may produce very different outcomes Why waiting until the last minute could create a rush for qualified valuers Practical steps to take now to help protect your wealth Remember, this episode is general information only and is designed to help you understand an important upcoming change. Whether obtaining a professional valuation is appropriate for your circumstances is something you should discuss with your accountant or registered tax adviser. If you know someone who owns an investment property, please share this episode with them. Makeup Over 40: What’s Worth Your Money & What’s Not Self-care is worth investing in — but wasting money on beauty products isn’t. In this episode of SugarMamma’s FIREPLAY, Canna sits down with celebrity makeup artist Mia to talk about beauty, money and how our makeup needs can change after 40. As our skin changes through our 40s, perimenopause and beyond, the products and techniques that once worked for us may not work in quite the same way anymore. But that doesn’t mean we need to throw everything out, buy an entirely new makeup bag or spend hundreds of dollars chasing the latest beauty trends. Mia shares her professional tips for looking and feeling great while being smarter with our beauty spending. In this episode, we cover: Why makeup can start behaving differently on skin after 40 How to use more of the makeup you already own The biggest makeup mistakes women over 40 make Budget beauty vs luxury makeup — where to save and where it may be worth spending How Mia would build a simple makeup kit on a $100–$150 budget The skincare basics that can help makeup look better on mature skin A quick five-minute makeup routine for busy women Multitasking products that can save money, time and bathroom space How to avoid wasting money on products you never use Why self-care and financial wellbeing don't have to compete with each other Because being good with money isn't about never spending on yourself. It's about spending intentionally on the things that genuinely add value to your life.
